Florida residential HVAC systems typically have a serviceable lifespan of about 8–12 years. Constant heat, humidity, and extended run times place added strain compared to milder regions. Regular maintenance can help maximize performance and longevity, but as systems approach this age, efficiency often declines and repair costs can increase. Sometimes making replacement a more cost-effective option.
1. Check Thermostat:
Be sure it's set to cooling, with the temperature set lower than the current room. If battery powered, replace batteries.
2. Inspect Air Filter:
A dirty air filter can restrict airflow, causing the system to “ice up” or struggle to cool the home. If ice is noticed anywhere, turn the system off and switch the fan to the “on” position to help it thaw completely before restarting.
3. Drain Line:
Water overflow switches are designed to shut off the system when clogged or backed up. Can be cleared with a wet/dry vac from outside.
4. Check Circuit Breaker:
Only reset once if tripped, if trips again call a licensed HVAC professional.
UV lights are a popular add on and come up a lot during routine maintenance visits. Designed to break down organic growth inside the system on surfaces they directly shine on, proper installation is everything.
UV lights help keep the evaporator coil and internal components clean, which will improve performance and reduce odors. They’re not an air purifier, but they do a great job of stopping growth inside the air handler and helping prevent it from coming back.
